  1. Xackridge Private Limited ("Xackridge") is engaged in the business of real estate facilitation, marketing, and intermediary services and operates strictly in accordance with applicable provisions of the Real Estate (Regulation and Development) Act, 2016 ("RERA") and the rules framed thereunder, to the extent applicable to channel partners and intermediaries.

  2. Xackridge acts solely as a real estate intermediary and channel partner and does not function as a promoter, co‑promoter, developer, builder, constructor, or person having control over any real estate project unless expressly stated in writing through a separate agreement.

  3. All real estate projects, properties, and units promoted or marketed through Xackridge are owned, developed, and controlled exclusively by the respective promoters, developers, or property owners, who are solely responsible for project execution, statutory approvals, construction quality, possession timelines, deviations, cancellations, refunds, and compliance under RERA.

  1. RERA registration details, project disclosures, approvals, layouts, timelines, and other statutory information displayed on the website or shared through communication channels are based on information made available by the concerned promoter or public records and are subject to verification by the user directly on the respective State RERA authority's official website.

  2. Xackridge does not independently verify, audit, or certify the accuracy, completeness, or current validity of RERA registrations, approvals, or disclosures provided by promoters and shall not be liable for any discrepancies, delays, or changes therein.

  3. Any booking, allotment, agreement for sale, payment, or contractual commitment entered into by a user is strictly between the user and the concerned promoter, developer, or property owner, and Xackridge is not a party to such agreements unless expressly agreed in writing.

  4. Information shared by Xackridge, including brochures, layouts, pricing, incentives, possession timelines, or marketing material, is indicative in nature and shall not be construed as a representation, warranty, or assurance under Section 12 of RERA.

  5. Users are advised and encouraged to independently verify all project‑related details, including RERA registration status, title, approvals, contractual terms, and disclosures, directly from the promoter and the official RERA portal before taking any decision.

  6. Xackridge shall not be liable for any loss, delay, cost escalation, non‑delivery, deviation, cancellation, or dispute arising out of acts, omissions, representations, or defaults of promoters, developers, or property owners.

  7. Marketing, facilitation, or introduction by Xackridge shall not be construed as control, supervision, or authority over any real estate project and shall not result in Xackridge being treated as a promoter under RERA.

  8. Any communication made by Xackridge through its website, email, WhatsApp, phone calls, or other electronic means is intended solely for informational and facilitation purposes and does not substitute statutory disclosures required to be made by promoters under RERA.

  9. Xackridge's role does not extend to guaranteeing possession dates, construction milestones, returns on investment, rental yield, appreciation, or compliance outcomes, all of which remain the sole responsibility of the promoter or developer.

  10. In jurisdictions where registration of real estate agents or channel partners under RERA is mandatory, Xackridge undertakes to comply with applicable registration requirements and display such details as required by law.

  11. This RERA Disclosure shall be read in conjunction with the Privacy Policy, Terms & Conditions, and Disclaimer of Xackridge, all of which collectively govern the user's interaction with the website and services.

  12. This RERA Disclosure is subject to modification from time to time in accordance with changes in law, regulatory interpretation, or business operations, and continued use of the website constitutes acceptance of such updates.

  13. This disclosure shall be governed by and construed in accordance with the laws of India, and any disputes shall be subject to the dispute resolution mechanism set out in the Terms & Conditions.
